Two programs, one goal. Foreign national loans are for investors who live outside the United States and have no U.S. credit history. ITIN loans are for borrowers who live here and file taxes with an Individual Taxpayer Identification Number instead of a Social Security number. Both are business purpose loans on investment property, and both can qualify on the property’s rental income.

How it works

Foreign National & ITIN, step by step.

  1. Tell us which one you are. If you live abroad, you are a foreign national. If you live in the U.S. and file with an ITIN, you are an ITIN borrower. The paperwork and the lenders are different, so this is our first question.
  2. Qualify on the property. Most of these loans use the DSCR method: the rent from the property has to cover the payment. Personal income is often not required.
  3. Expect a larger down payment. These programs commonly ask for more money down than a standard investor loan. Foreign nationals usually put down the most, because there is no U.S. credit to lean on.
  4. Show reserves in the bank. Lenders want to see several months of payments held in reserve, and many want the funds in, or moved to, a U.S. bank account before closing.
  5. Close in an LLC. Most investors close in a U.S. LLC. If you do not have one yet, we can point you to how to set one up.
